9-1-8: RESIDENTIAL CODE:
   A.   That certain documents, three (3) copies of which are on file in the office of the village clerk of the village of Glen Carbon being marked and designated as international residential code, 2012 edition, including appendix chapters, A, B, C, D, E, G, H, J, and K (see international residential code section R102.5, 2012 edition), as published by the International Code Council, be and is hereby adopted as the residential code of the village of Glen Carbon in the state of Illinois regulating and governing the construction, alteration, movement, enlargement, replacement, repair, equipment, location, removal and demolition of detached one- and two-family dwellings and multiple single-family dwellings (townhouses) not more than three (3) stories in height with separate means of egress as herein provided; providing for the issuance of permits and collection of fees therefor; and each and all of the regulations, provisions, conditions and terms of such international residential code, 2012 edition, published by the International Code Council, on file in the office of the village clerk of the village of Glen Carbon are hereby referred to, adopted and made a part hereof as fully set out in this section, with additions, insertions, deletions and changes, if any, prescribed in subsection B of this section.
   B.   The following sections are hereby revised:
Section R101.1: Insert "Village of Glen Carbon"
Section R101.2: Delete paragraphs 1 and 2 under exceptions
Section R105.2: Delete paragraphs 1, 2, 5, and 10
Delete paragraph 3 in its entirety and replace with the following:
3. Individual or terraced retaining walls that are less than 4 feet (1219 mm) in total height measured from the bottom of the lowest wall footing to the top of the highest wall, unless supporting a surcharge.
Section R202 Definitions: Revise the definition of the term "Accessory Structure" to read as follows:
ACCESSORY STRUCTURE. A structure, not greater in floor area than that of the dwelling, and not over two stories in height, the use of which is customarily accessory to and incidental to that of the dwelling(s) and which is located on the same lot. Examples of an accessory structure would be a detached garage or storage shed. Membrane structures, as defined in the building code, may not be used as accessory structures.
