10-1-2: DECLARATION OF PURPOSE AND SCOPE:
   (A)   The land use regulations and districts, as herein set forth have been made in accordance with the Genesee comprehensive plan as adopted by resolution 75-4 dated September 8, 1975, and any subsequent amendments thereto. Consideration was given to the character of each district and its peculiar suitability for particular uses with view to conserving the value of properties and encouraging the most appropriate use of land in the city of Genesee.
   (B)   This title is designed to lessen congestion in the streets; to secure safety from fire, panic and other dangers; to provide adequate light and air; to prevent the overcrowding of land; to avoid undue concentration of population; to facilitate the adequate provision of transportation, water, sewerage, schools, parks and other public requirements; to protect and promote the public health, safety, morals, convenience, prosperity and general welfare; in addition, to aid in realizing the policies, objectives and goals of the city's comprehensive plan by orderly development of the city, protecting the character and the social and economic stability of all facilities and activities from other facilities and activities which are unrelated or incompatible; and to promote an attractive urban environment and to preserve the natural beauty of Genesee's setting.
   (C)   The provisions of this title may be regarded as the minimum requirements for the protection of the public health, safety, comfort, convenience, prosperity and welfare.
   (D)   Any use or occupation of land as of the effective date of this title shall be permitted to continue as a lawful use or occupation. However, any proposed change or modification in the use or occupation of such land shall be made in accordance with the standards and procedures of this title. (Ord. 230, 6-21-1976)
