The applicant shall complete a series of preapplication conferences prior to submittal of an application for a planned community. The purpose of these conferences is to develop a common understanding between staff and the applicant regarding existing site conditions, project design, proposed zoning regulations, potential environmental impacts and mitigation measures, general consistency with local, state, and federal regulations and the Gem County comprehensive plan, and any other relevant issues of the proposed project.
