§ 153.074  HEIGHT, YARD, LOT SIZE AND COVERAGE REGULATIONS.
   (A)   Height regulations. No structure shall exceed four stories or 45 feet in height.
   (B)   Yard regulations.
      (1)   Front.
         (a)   There shall be front yard setback of not less than 30 feet from any right-of-way, except that for any building exceeding two stories in height, there shall be an additional front yard setback of one foot for every one foot that the building exceeds the height of 30 feet.
         (b)   Where a lot is located at the intersection of two or more streets, there shall be a front yard setback on each street. No accessory structures shall be allowed within the required front yard.
         (c)   Where a principal structure exists on a lot, structure setbacks for an added garage may be altered to match the principal structure without a variance.
      (2)   Side.
         (a)   For one and two-family structures, there shall be a minimum side yard setback of ten feet.
         (b)   For other buildings not exceeding two stories in height, there shall be a minimum side yard setback of 15 feet.
         (c)   For buildings exceeding two stories in height, there shall be a minimum side yard setback of 15 feet plus one foot for each one foot of building height over 30 feet.
         (d)   For all accessory structures, the minimum side yard setback shall be four feet.
      (3)   Rear.
         (a)   For all buildings other than accessory structures, there shall be a rear yard setback of not less than 25% of the lot depth.
         (b)   Accessory structures shall be no closer than ten feet from the rear lot line.
   (C)   Lot size regulations.
      (1)   In order that intense residential development does not occur until the municipal sewer and water system is extended into the R-2 District, there shall be a minimum lot size for one, two and multiple-family structures not served by municipal sewer and water, of 20,000 square feet in area. The lot shall have two buildable sites of 10,000 square feet each. The structure shall be located on one, 10,000 square foot section of the lot. The width of the 10,000 square foot section at the building setback line shall not be less than 75 feet.
      (2)   There shall be a minimum lot size for one, two and multiple-family structures served by municipal sewer and water, of 10,000 square feet in area and not less than 75 feet at the building setback line.
      (3)   For structures with dwelling units in excess of two, there shall be an additional 2,000 square feet provided per unit.
      (4)   For developments in the Shoreland Area, refer to the lot size requirements in §§ 153.175 through 153.183.
   (D)   Lot coverage regulations. Not more than 35% of a lot shall be occupied by buildings.
