§ 153.149  HEIGHT, YARD, LOT SIZE AND COVERAGE REGULATIONS.
   (A)   Height regulations. No structure shall exceed four stories or 45 feet in height except that this provision shall not apply to commercial grain elevators. Commercial grain elevators shall comply with the setback requirements set forth in this Subdivision.
   (B)   Yard regulations.
      (1)   Front.
         (a)   There shall be a front yard setback of not less than 30 feet except that for any building exceeding two stories in height, there shall be an additional front yard setback of one foot for every one  foot that the building exceeds the height of 30 feet.
         (b)   Where a lot is located at the intersection of two or more streets, there shall be a front yard setback on each street. No accessory structures shall be allowed within the required front yard.
      (2)   Side.
         (a)   There shall be a side yard setback for buildings not exceeding two stories in height of not less than 15 feet.
         (b)   For buildings exceeding two  stories in height, there shall be a minimum side yard setback of 15 feet plus one foot for each one foot of building height over 30 feet.
         (c)   Where a property abuts a railroad siding no side yard shall be required when a railroad loading facility is to be installed.
      (3)   Rear.
         (a)   There shall be a rear yard setback of not less than 30 feet.
         (b)   Where a property abuts a railroad siding no rear yard shall be required when a railroad loading facility is to be installed.
   (C)   Lot size regulations.
      (1)   Lot Area. Lot area in square feet shall be as necessary to accommodate the required setback and parking requirements.
      (2)   Lot coverage. No more than 50% of the total area of the lot shall be covered by buildings.
   (D)   Minimum district area regulations. No I-2 District shall be established on any tract containing less than ten acres in single ownership or other unified control. This requirement shall not apply where the tract abuts an existing I-2 District.
