§ 153.064 HEIGHT, YARD AND LOT SIZE REGULATIONS.
   (A)   Height regulations. No structure shall exceed 35 feet in height.
   (B)   Yard regulations.
      (1)   Front.
         (a)   There shall be a front yard setback of not less than 30 feet from any right-of-way.
         (b)   Where a lot is located at the intersection of two or more streets, there shall be a 25-foot front yard setback on each street. No accessory buildings shall be allowed within the required front yard.
         (c)   Where a principal structure exists on a lot, structure setbacks for an added garage may be altered to match the principal structure without a variance.
      (2)   Side.
         (1) For all buildings, other than accessory structures, there shall be a minimum side yard setback of not less than ten feet.
         (2) Accessory structures shall be setback from side lot lines no less than four feet.
      (3)   Rear.
         (1)   For all buildings other than accessory structures, there shall be a rear yard setback of not less than 25% of the lot depth.
         (2) Accessory structures shall be no closer than ten feet from the rear lot line.
   (C)   Lot size regulations.
      (1)   In order that intense residential development does not occur until the municipal sewer and water system is extended into the R-1 District, there shall be a minimum lot size for one and two-family dwellings not served by municipal sewer and water, of 20,000 square feet in area. The lot shall have two buildable sites of 10,000 square feet in area each. The structure is to be located on one 10,000 square foot section of the lot. The width of the 10,000 square foot section at the building setback line shall not be less than 75 feet.
      (2)   There shall be a minimum lot size for one and two-family dwellings served by municipal sewer and water, of 10,000 square feet in area and not less than 75 feet in width at the building setback line.
      (3)   If the development occurs in the shoreland area, different lot sizes may be required. See §§ 153.175 through 153.183.
