§ 153.49 TINY HOUSES.
   (A)   Purpose and intent. To provide conditions under which tiny houses are utilized as single dwelling units.
   (B)   Definition.
      TINY HOUSE. A dwelling that ranges in size from 250 to 900 square feet and is located on a lot or parcel of 6,600 square feet or less.
   (C)   Permitted structures. As regulated by the Minnesota Residential Code, Minnesota Rules, and Minnesota State Building Code, tiny houses may be constructed as a manufactured home, as a prefabricated building, a modular building, or constructed on site.
   (D)   Permitted use. Tiny houses are allowed in all zoning districts that allow single-family homes, including manufactured home parks.
   (E)   Ceiling height.
      (1)   Habitable space and hallways in tiny houses shall have a finished height of not less than six feet eight inches. Bathrooms, toilet rooms, and kitchens shall have a ceiling height of not less than six feet four inches. Obstructions such as beams, girders, ducts, lighting, and other obstructions shall not extend below these minimum ceiling heights.
      (2)   Exception: ceiling heights in lofts are permitted to be less than six feet eight inches, but not less than five feet.
   (F)   Foundation. Tiny houses shall be placed on a permanent foundation.
