(A) All property owners are required to obtain a zoning permit prior to modification of an existing driveway or the construction of a new driveway. The permit must be obtained from the Zoning Administrator prior to commencement of work.
(B) The following standards shall apply to access drives:
(1) Access drives shall be located a minimum of five feet from a side property line.
(2) Access drive widths for single and two-family residential shall not exceed 36 feet. Access drive widths shall not exceed 40 feet for multiple family, commercial, or industrial uses. The established width for multiple family, commercial, or industrial uses may be exceeded if the City Engineer finds traffic circulation purposes warrant increased width.
(3) Residential, commercial, and industrial driveways shall be hard-surfaced with materials such as concrete, asphalt, or brick/paver, except that driveway accessed from non-hard-surfaced alleys may be non-hard-surfaced.
(4) Residential parking pads shall be setback a minimum of five feet from side property lines.
(5) Driveway curb cuts for all residential properties shall be setback at least five feet from side property lines.
(6) Driveway access curb openings on corner lots abutting public streets with a functional classification of local shall have a corner clearance of at least 30 feet, except two-family and townhomes may be less provided the City Engineer approves of driveway design.
(7) Driveway access curb openings on corner lots abutting public streets with a functional classification of collector or arterial shall have a corner clearance of at least 60 feet, except two-family and townhomes may be less provided the City Engineer approves of driveway design.
