§ 153.32 I-1 LIGHT INDUSTRIAL DISTRICT.
   (A)   Purpose. The purpose of the I-1, Light Industrial District, is to create industrial areas within the city that will be acceptable and will not adversely affect adjacent business or residential neighborhoods. The overall character of the I-1 District is intended to have low-impact manufacturing/warehouse character. Industrial uses allowed within the district shall be either:
      (1)   Those whose operations are relatively free from objectionable influences; or
      (2)   Those whose objectionable features will be mitigated by design or appropriate devices.
   (B)   Permitted uses. The following uses are permitted in the I-1, Light Industrial District:
      (1)   Contractor operations.
      (2)   Laboratories.
      (3)   Light industry.
      (4)   Utilities (public sewer, water).
      (5)   Warehousing.
      (6)   Wholesale trade and showrooms.
      (7)   Trucking/distribution.
      (8)   Mini storage units.
      (9)   Private storage buildings.
   (C)   Conditional uses. Building or land may be used for the following if granted a conditional use permit based upon procedures set forth in and regulated by § 153.22. Any use not listed shall be reviewed by the Zoning Administrator and shall follow standards as set forth in this section.
      (1)   Animal hospitals.
      (2)   Automobile or trailer sales and service establishments.
      (3)   Building material and hardware, retail sales/repairs.
      (4)   Car wash operations, including automated lanes.
      (5)   Manufacturing or assembly of a wide variety of products that produces no exterior noise, glare, fumes, obnoxious products, by-products, or wastes, more than Minnesota Pollution Control Agency standards, or creates other objectionable impact on the environment including the generation of large volumes of traffic.
      (6)   Auto and auto body repair.
      (7)   Publishing, job printing, and blue printing.
      (8)   Nurseries, garden supply centers.
      (9)   Services stations, automobile repair shops.
      (10)   Warehousing, storage and wholesaling: The storage, handling, assembly and distribution of goods and materials for retail, wholesale or on-site use.
      (11)   Daycare nursery facilities.
      (12)   Scrap recycling facilities.
      (13)   Truck terminals.
      (14)   Other uses as determined by the Planning and Zoning Commission to be of the same general character as the conditional uses listed above.
   (D)   Accessory uses. Any accessory use, building or structure customarily incidental to a permitted principal use and located on the same lot as the permitted principal use.
      (1)   Off-street parking and loading as regulated by § 153.43.
      (2)   Semi-truck and trailer parking.
   (E)   Minimum lot requirements and setbacks.
      (1)   Lot area: one acre.
      (2)   Lot width: 100 feet.
      (3)   Building height: 40 feet (principal structure).
      (4)   Setbacks.
         (a)   Principal structures:
            1.   Front yard: 30 feet.
            2.   Side yard: 20 feet.
            3.   Street side yard: 30 feet.
            4.   Rear yard: 50 feet.
            5.   Rear yard: 75 feet (if adjacent to a residential district).
         (b)   Accessory structures:
            1.   Front yard: not permitted in front yards.
            2.   Side yard: ten feet.
            3.   Street side yard: 30 feet.
            4.   Rear yard: ten feet.
            5.   Alley rear yard: ten feet.
   (F)   Maximum accessory building height. The maximum accessory building height shall be 40 feet.
   (G)   Maximum site coverage. The maximum site coverage shall be 85% and shall be calculated to include building footprints; parking areas; driveways; loading, storage and trash areas and other areas covered by an impervious surface.
