§ 153.30 B-2 FRINGE CENTRAL BUSINESS DISTRICT.
   (A)   Purpose. The purpose of the B-2 District is to provide for certain types of commercial activities which have a functional and economic relationship to the Central Business District and which might be incompatible with Central Business District uses by reason of traffic and visual exposure considerations, area requirements and the like. Establishments can be dispersed over a considerable area with each establishment having its own off-street parking.
   (B)   Permitted uses. The following are permitted uses in the B-1 District.
      (1)   All uses principally permitted in the B-1 District.
      (2)   Laundromats, laundries, dry-cleaning establishments, providing they are self-servicing.
      (3)   Mortuaries and funeral homes.
   (C)   Permitted accessory uses. Those accessory uses customarily associated with the permitted uses listed above or as determined by the City Council.
   (D)   Conditional uses.
      (1)   Multiple-family dwellings.
      (2)   Churches, chapels, temples, mosques, and synagogues.
      (3)   Automobile service stations and repair shops and car washes.
      (4)   Publicly owned buildings or structures but not including maintenance yards.
      (5)   Small animal hospitals and kennels excluding outdoor runs.
      (6)   Hotels and motels.
      (7)   Armories, convention halls or club halls.
      (8)   Amusement and recreational establishments such as commercial bowling alleys, pool halls, swimming pools and skating rinks.
      (9)   Health clubs.
      (10)   Storage buildings.
      (11)   Licensed day care facilities.
      (12)   Other uses as determined by the Planning and Zoning Commission to be of the same general character as the conditional uses listed above.
   (E)   Lot requirements and setbacks. The following minimum requirements shall be observed in a B-2 District subject to additional requirements, exceptions and modifications set forth in this chapter.
      (1)   Lot area: none.
      (2)   Lot width: 75 feet.
      (3)   Setbacks.
         (a)   Front yard: 25 feet.
         (b)   Side yard:
            1.   Interior lot: ten feet.
            2.   Corner lot: 25 feet.
            3.   Abutting a residential district: 20 feet.
         (c)   Rear yard: 20 feet.
   (F)   Maximum building height. The maximum building height shall be 35 feet.
   (G)   Maximum site coverage. The maximum lot coverage may be 75% of the total lot area.
