§ 91.04 AREA AND MODIFYING REGULATIONS.
   In addition to the requirements of this subchapter, all glamping units and sanitary facilities shall be subject to the requirements of the applicable local or State Health Department. In addition, all glamping units and sanitary facilities shall meet the requirements of the Garfield County Climatic and Geographic Design Criteria (see Appendix A).
   (A)   Glampgrounds. Glampgrounds shall contain no more than ten units per acre and no more than 100 units total. The remaining land not consumed by glamping units, roads or parking shall be set aside for undeveloped open space, parks, playgrounds or service areas for the common use and enjoyment of occupants of the development.
   (B)   Glamping units.
      (1)   Setbacks. Glamping units shall meet the setbacks outlined in the table below.

      (2)   Square footage.
         (a)   Minimum: 70 sq. ft. habitable space per International Building Code (IBC).
         (b)   Maximum: 1,000 sq. ft. habitable space per IBC.
      (3)   Foundations and platforms. Foundations and platforms shall be engineered and comply with local building code.
      (4)   Potable water. Potable water systems are required and shall comply with state and local requirements.
      (5)   Wastewater. Wastewater systems shall comply with Garfield County, the local Health Department and/or Department of Environmental Quality (DEQ).
      (6)   Solid waste. Glampgrounds shall have not less than one 8-cubic yard covered dumpster for every 20 glamping units or portion thereof. All solid waste shall be disposed at an authorized disposal facility.
      (7)   Parking. Each glamping unit shall have at least one 10 feet by 20 feet parking space. All parking shall be off-street. Glampgrounds with group sites shall have adequate overflow parking as deemed necessary by the Planning Commission.
      (8)   ADA compliance. Glampgrounds shall have not less than one glamping unit and sanitary facility readily accessible to and usable by individuals with disabilities, for every 25 glamping units or portion thereof. The glamping units and sanitary facilities for said individuals with disabilities shall comply with the most recent version of the Americans with Disabilities Act (ADA) Standards for Accessible Design.
   (C)   Sanitary facilities.
      (1)   Setbacks. Sanitary facilities shall meet the setbacks outlined in the table below.

Sanitary Facilities shall be not located more than 200 feet from any one glamping unit.
   
      (2)   Health Department. All sanitary facilities shall comply with the requirements of the applicable state or local Health Department.
   (D)   Emergency services.
      (1)   Interior access. Interior access roads shall have a roadway width of not less than 20 feet and shall be looped or contain a turn-a-round of not less than 45-foot radius. Surfacing shall be all-weather. Road design features shall comply with American Association of State Highway and Transportation Officials for Resource Roads.
      (2)   Exterior access. All glampgrounds shall be accessed by a state highway, public road, Class B or Class C local road.
   (E)   Fire protection.
      (1)   At a minimum, glamping units shall conform to the standards listed in the Glamping Unit Inspection Checklist (See Appendix B).
      (2)   Water storage and fire hydrants shall comply with state and local requirements.
