§ 152.060 PRESERVATION OF NATURAL CHARACTER OF LAND.
   The natural character of lands must be preserved wherever possible.
   (A)   Natural features. Due regard must be shown for all natural features such as large trees, natural groves, watercourses, and similar community assets that will add attractiveness and value to the property, if preserved. The preservation of drainage and natural stream channels must be considered by the subdivider, and the dedication and provision of adequate barriers, where appropriate, shall be required. Proposed changes shall follow good planning and engineering practices and must be approved by the City Engineer.
   (B)   Suitability of lands. Lands which are held to be unsuitable for residential use by reason of flooding, inadequate drainage, adverse rock or topographic conditions, or any other features likely to be harmful to health, safety, or welfare of future residents, will not be subdivided for residential use. If it is determined that a flood problem does exist, then all or that part of the proposed subdivision lying within the flood plain shall be rejected.
