INTRODUCTION

   The information and material included in the following pages has been developed to provide the potential land developer, as well as local governmental administrators, with sources of procedural and exemplary tools to assist in the administration of the community’s subdivision regulations as well as to promote a better and more satisfactory design for new development.

   The subdivision procedure flow diagram which follow illustrates the step which a subdivider must take to receive final plat approval under the subdivision regulations. In following the prescribed procedure, the subdivider must submit a series of three plats or plans. These are (1) a preliminary subdivision plan, (2) a preliminary plat, and (3) a final plat or series of final plats to be filed with the County Recorder.

P R E L I M I N A R Y	Meets with Planning Commission to receive standards and procedures for subdividing.	(1)          (2)	Provides Subdivider with copy of Subdivision Regulations. Checks Master Plan for proposed development of area and makes developer aware of other ordinances which will apply to his intended action.
	Prepares Preliminary Plan with help of Landscape Architect, Surveyor or other qualified individual based on boundary survey, contours and other pertinent facts.	(3)
	Presents Preliminary Plan for review by Planning Commission and Administrative Personnel.	(4) (5)	Checks Preliminary Plan for conformity to Subdivision Regulations, Master Plan and other applicable ordinances.
T E N T A T I V E	Submits tentative plat prepared by Registered Civil Engineer or Registered Land Surveyor for conditional approval to Planning Commission to take action on plat.	(6) (7)	Reviews Preliminary Plat for conformance to other governmental agencies having jurisdiction.
		(8)	Acts on Preliminary Plat. Gives tentative approval, approval with modifications or disapproval.
F I N A L	Prepares final plan in accord with conditions of tentative approval and presents to Planning Commission for final action.		Checks final plat for conformance with tentatively approved plat.
	Records final plat County Recorder after approval by Planning Commission.		Approves or disapproves final plat.
