The following signs shall be permitted in the AG, ER, R1A, R1B, R1C, R2, R3A and R3B Zoning Districts when erected in accordance with the following standards.
(A) Real estate signs.
(1) Maximum of one sign per property.
(2) Maximum sign area of eight square feet per side.
(3) Maximum of two sides per sign.
(4) Sign shall be located on the premises and not the public right-of-way.
(5) Must be removed within 14 days after the sale, lease or rental.
(6) Must be nonilluminated.
(7) No permit required.

(B) Contractor or developer sign for developments containing five or more lots or units.
(1) Maximum sign area of 32 square feet per side.
(2) Maximum of two sides per sign.
(3) Minimum setback from property line of ten feet.
(4) Permitted only during time of actual construction or development.
(5) Must be nonilluminated.
(6) No permit required.
(C) Contractor or developer sign for single lot.
(1) Maximum of two signs per property.
(2) Maximum sign area of six square feet per side.
(3) Maximum of two sides per sign.
(4) Signs shall be located on the premises and not in the public right-of-way.
(5) Must be removed within 14 days after completion of construction.
(6) Must be nonilluminated.
(7) No permit required.
(D) Home occupation sign.
(1) Maximum of one sign per dwelling unit.
(2) Maximum sign area of one square foot per side.
(3) Maximum of two sides per sign.
(4) Must be affixed to wall of building or to yard light, but not within ten feet of the front property line.
(5) Must be nonilluminated.
(6) No permit required.
(E) Sign or bulletin board for church, public and semipublic buildings, hospitals, nursing homes, institutions and public and parochial schools.
(1) Maximum of two signs per facility.
(2) One wall sign of no greater than 5% of the wall area on which the sign will be placed.
(3) One monument sign/bulletin board of no greater than 32 square feet per side with a maximum of two sides per sign.
(4) Minimum setback from property line of ten feet.
(5) Maximum height not to exceed six feet.
(F) Subdivision or mobile home park entrance sign.
(1) Maximum of two signs per entrance.
(2) Maximum sign area of 20 square feet per side.
(3) Maximum of two sides per sign.
(4) Minimum setback from property line of ten feet.
(5) Shall be utilized for identification purposes only (subdivision or manufactured home park name, phone numbers and address only).
(G) Apartment building sign (over eight units).
(1) Maximum of one sign per building.
(2) Maximum sign area of 12 square feet.
(3) Shall be affixed to building (wall sign) or provided a minimum setback from property line of ten feet.
(4) Shall be nonilluminated or illuminated by indirect lighting.
(5) Shall be utilized for identification purposes only (name, phone number and address only).
(H) Apartment complex sign (two or more structures with a total of at least 16 units).
(1) Maximum of one sign per complex.
(2) Maximum sign area of 32 square feet.
(3) Minimum setback of ten feet from property line.
(4) Shall be wall (affixed to building) or monument sign.
(5) Shall be nonilluminated or illuminated by indirect lighting.
(6) Shall be utilized for identification purposes only (name, phone number and address only).
(I) House or building number sign.
(1) One sign per dwelling unit.
(2) Characters shall be at least three inches high.
(3) Color of sign shall contrast with the color of the house or building.
(4) Shall be affixed to structure and adjacent to main door.
(5) No permit required.
(J) Business use sign.
(1) Maximum of one sign per business.
(2) Requirements of appropriate sign type for B1 zoning shall apply except that pole signs are not permitted in AG or R Zoning Districts.
