1 In situations where the existing sidewalk is less than the minimum width specified in Chapter 16.05, at the discretion of the City, a setback greater than identified in the above table may be required to effectively result in the required sidewalk width.
2 Pertains to actual side property lines created for an ownership of land (fee simple lot) as well as boundaries identified under condominium ownership.
3 The provision of open space, access, building separations and/or compliance with Building and Fire Codes, may dictate a larger setback.
4 For sites adjacent to R-1 and R-2 Zoning Classifications (whether or not separated by an alley) the ground floor setback shall be 15 feet and upper floors shall be 20 feet.
5 For sites adjacent to R-1 and R-2 Zoning Classifications (whether or not separate by an alley) an upper floor (carriage house) setback shall be 10 feet.
