There shall be provided an area of at least 300 square feet of usable open space for each dwelling unit on any lot in a R-3 District. Such usable open space may be located anywhere on the lot, but shall not have a dimension less than fifteen (15) feet, a slope greater than five percent (5%) or be obstructed by access roads, parking areas or accessory buildings.
