(a) Preliminary Approval of Plat.
(1) The twelve (12) month period following the date of preliminary approval of the preliminary plat during which time the final plat is to be filed, may be extended by the Planning Commission upon the proper application by the subdivider, provided the proposed subdivision fully conforms to the Zoning Ordinance in effect at the time such extension is applied for.
(2) Such extension shall be granted for a three (3) month period and may be renewed at the discretion of the Planning Commission.
(b) Construction of Improvements.
(1) The twelve (12) month period following the date of approval of the final plat during which time required improvements are to be completed, may be extended by the Planning Commission upon proper application by the subdivider, provided he/she can show reasonable cause for inability to complete the improvements within the required time.
(2) Such extension shall not exceed six (6) months at the end of which time the City will use as much of the bond or cash deposit to construct the improvements as may be necessary. The same shall apply whenever construction of improvements is not performed in accordance with the applicable standards and specifications included in these rules and regulations. (Ord. 2020-4053.
