(a) Subdivision by Plat. Also referred to as a Major Subdivision involving the division of land into five or more lots with new streets and related public improvements. All such subdivisions of land within the jurisdiction of the City shall be by plat in compliance with the rules and regulations herein contained. No lot or land from a major subdivision may be sold unless it complies with these rules and regulations.
(b) Subdivision by Deed. Also referred to as a Minor Subdivision or “Lot Split” when the transfer of property may be accomplished by recording a deed rather than a plat, when an original tract is divided into five (5) parcels or less, fronting upon an existing street and not involving new streets, public utilities or easement of access as determined and approved by the Planning Commission.
