The plat, declaration and any supplemental or subsequent documents, including the arrangement, character, extent, width, grade and location of all highways, streets, alleys, crosswalks, easements, sites, parks, playgrounds, schools or other land to be dedicated for public use, shall conform to the Official Comprehensive Plan and Official Zoning Map as provided in Chapter 1222 of the Planning and Zoning Code. The minimum standards for street improvements for private streets shall be as follows:
(a) Roadway widths:
(1) Parking on one side with curb and gutter 28 feet back to back
(2) Without curb and gutter 22 feet wide with a 5 foot shoulder
(b) Radius horizontal curves 100 ft.
(c) Length of vertical curves 100 ft.
(d) Tangent between reverse curves 100 ft.
(e) Maximum grade 6%
(f) Length of cul-de-sacs 500 ft. maximum
(g) Radius of cul-de-sacs 40 ft. minimum
