10-4-11: INDUSTRIAL (I) DISTRICT:
   A.   Purpose: The Industrial (I) District is established to permit warehousing, storage, and light industrial uses that are free from objectionable influence upon adjacent commercial and residential development.
   B.   Permitted Uses: The following are permitted uses in the Industrial (I) District:
      1.   Non-Residential Uses:
         a.   Manufacturing, Production (Light Assembly), Warehousing, Storage, And Waste:
            (1)   Assembly/processing of non-offensive materials (appliances, electrical equipment; dental, scientific, or other similar uses);
            (2)   Batch plants;
            (3)   Building material sales;
            (4)   Bulk fuel sales;
            (5)   Carpentry/cabinets;
            (6)   Concrete plants;
            (7)   Fabrication, machining, processing, packing/packaging, freight, or general light industrial uses;
            (8)   Furniture sales/assembly/refinishing;
            (9)   Grain elevators;
            (10)   Lumber yards;
            (11)   Modular (factory-built) home sales; and
            (12)   Storage/warehouse/rental facilities.
         b.   Other:
            (1)   Essential services and related structures.
   C.   Accessory Uses: The following are permitted accessory structures and uses in the Industrial (I) District; accessory structures and uses are further regulated in chapter 10-5 of this title:
      1.   Accessory Uses:
         a.   Commercial uses within a building/structure that are accessory to the principal use, but such use shall not exceed thirty percent (30%) of the gross floor space utilized by the principal use;
         b.   Off-street parking;
         c.   Off-street loading facilities; and
         d.   Outdoor storage, sales, rental, and services.
   D.   Conditional Uses: The following are conditional uses in the Industrial (I) District:
      1.   Conditional Uses:
         a.   Kennels and veterinary clinics, animal hospitals, animal shelters, and pet stores with outside pens or exercise yards which provide overnight stays; and
         b.   Other uses, as specified in chapter 10-5 of this title.
   E.   Interim Uses: The following are interim uses in the Industrial (I) District:
      1.   Interim Uses:
         a.   Use of transportable shipping and storage containers; and
         b.   Other temporary uses determined by the Planning Commission to be of the same general character as the permitted and conditional uses above and found not to be detrimental to existing uses and the health, safety, and general welfare of the public.
   F.   Lot And Setback Requirements: The following minimum requirements shall be observed in the Industrial (I) District, subject to the additional requirements, exceptions, and modifications set forth in this title. All lot and setback requirements shall be measured as defined in this title. The property owner shall be solely responsible for locating the property lines of the lot.
      1.   Lot Requirements:
         a.   Lot Area: Fifteen thousand (15,000) square feet.
         b.   Lot Frontage: Two hundred feet (200').
      2.   Setback Requirements:
         a.   Front Yard: There shall be provided a five foot (5') setback to an impervious parking or storage surface and a twenty foot (20') setback to any portion of a building, as measured from the property line.
         b.   Side Yard: There shall be provided a five foot (5') setback to an impervious parking or storage surface and a ten foot (10') setback to any portion of a building, except that on a corner lot, the setback shall be fifteen feet (15'), as measured from the property line.
         c.   Rear Yard: There shall be provided a five foot (5') setback to an impervious parking or storage surface and a twenty foot (20') setback to any portion of a building.
         d.   Transitional Yard: A transitional yard of thirty feet (30') shall be provided whenever a lot zoned Industrial (I) District abuts a residential zoning district. The transitional yard shall extend the entire length of the abutting residential zoning district boundary.
   G.   Maximum Building Height:
      1.   Building Height:
         a.   Principal Structures: None.
         b.   Accessory Structures: Thirty-five feet (35').
   H.   Maximum Lot Coverage: The total sum of all impervious surfaces shall not exceed seventy-five percent (75%) of the lot area. (Ord. 156, 6-13-2020)
