§ 152.063 REQUIREMENTS FOR OFF-STREET PARKING AND LOADING.
   (A)   Notwithstanding anything contained herein to the contrary, there shall be no off-street parking and no loading requirements for properties located at and described as:

   (B)   In all districts, unless exempted as provided in division (A) of this section, in connection with every residential, commercial, industrial, institutional or other use, there shall be provided at any time any building or structure is erected, enlarged or increased in capacity, off-street parking spaces for automobiles in accordance with the following requirements:
      (1)   Each off-street parking space shall have an area of not less than 160 square feet exclusive of access drives or aisles and shall be of usable shape and condition. A driveway of a minimum of eight feet wide and 40 feet long, accessible to a single-family residence, may be used to provide two parking spaces. All open off-street parking spaces, except when accessory to single-family dwellings, shall be improved with a compact macadam base and surfaced with all-weather dustless material;
      (2)   There shall be adequate provision for ingress and egress to all parking spaces. Where a lot does not abut on a private or public access drive, an access drive of not less than eight feet in width in the case of a dwelling and not less than 18 feet in width in all other cases leading to the parking area shall be required;
      (3)   The number of off-street parking spaces to be provided shall not be less than the following:

      (4)   Except in the case of a driveway to a single-family residence, no parking space nor portion thereof established on the same zoning lot with a building shall be located within a required front yard. No parking spaces nor portion thereof established on a zoning lot without a building shall be located closer to any street line than the front yard set back required for the district in which the parking lot is located; and
      (5)   Every building having a gross floor area of 10,000 square feet or more, requiring the loading or unloading of trucks, shall provide and maintain at least one off-street loading space plus one additional space for each additional 100,000 square feet of gross floor area or fraction thereof. Each loading space shall be not less than 12 feet in width, 65 feet in length and 14 feet in height.
