§ 156.04 JURISDICTION.
   (A)   The provisions of these regulations shall apply to all lands within the City of Franklin, Kentucky. These regulations shall govern all subdivision of land within the City Planning Region. For these regulations the term SUBDIVISION means "the division of a tract or parcel of land into two or more lots, sites, or other divisions requiring new street or utility construction or any division of less than five acres for the purpose, whether immediate or future, of sale or building development, and includes re-subdivision and, when appropriate to the context, relates to the process of re-subdividing or to the land or area subdivided." UTILITY CONSTRUCTION does not include the mere extension of individual service pipes or lines for the purpose of directly connecting a single lot, site or other division to existing utility mains.
   (B)   Any owner of land within this area wishing to subdivide said land shall submit to the Planning Commission prescribed documents and plans according to the procedures outlined herein, conforming to the minimum requirements set forth herein, and any improvements shall be installed as required by these regulations.
   (C)   No land shall be subdivided within the jurisdiction until the applicant submits the document(s) required by these regulations, obtains Planning Commission approval of the final plat, and files the approved plat with the Simpson County Clerk.
