All calls in the metes and bounds description must have an angular bearing or course that is defined by degrees, minutes and seconds and must have a distance measured in chains, rods or feet and inches or to a permanently identified point. Following the course of a public road is an acceptable bearing if said bearing relates to the location of the road as of the date of the deed. The description must close; that is, if the courses and distances of the description are followed step-by-step from corner to corner, one must come back to the point of beginning with the error of closure not greater than one in 5,000.
