When the required land contribution calculated above is too small to be practical for use as a school site or when the available land is inappropriate for a school site, or when the development requires improvements or additions to existing school sites, the village shall require the developer to pay a cash contribution in lieu of the land dedication required. The required amount shall be the product of the number of required acres that are not being dedicated to the school district multiplied by the fair market value of improved land, as provided in § 153.33.
