1335.10 DEMOLITION PERMIT REQUIRED.
   No demolition of any property may be undertaken prior to obtaining a certificate of appropriateness from the Review Board and a demolition permit from the Building/Zoning Inspector unless otherwise provided by law. The applicant shall be required to submit evidence to the Review Board indicating that one or more of the following conditions prevail:
   (a)   That the property proposed for demolition is not inherently consistent with other properties in its area of the Historic District;
   (b)   That the property proposed for demolition contains no features of architectural and/or historical significance; or
   (c)   That there is no reasonable economic use for the property as it exists or as it might be rehabilitated, that there is no feasible and prudent alternative to demolition, or that deterioration has progressed to the point where it is not economically feasible to rehabilitate the property.
