Five copies and one reproducible copy of the preliminary plat shall be submitted to the Planning Commission. These may be blueline or backline prints at a scale of not more than 100 feet to the inch, and shall show correctly on its face the following information:
(A) Date, scale and north point;
(B) The proposed subdivision name (must be same as that specified in the application);
(C) The name and address of the owner, the subdivider and the surveyor responsible for surveys;
(D) Location of the subdivision by government lot, quarter section, section, township, range and county;
(E) A vicinity sketch or small scale drawing of the section or area within which the subdivision lies, with the location of the subdivision indicated thereon;
(F) Location and names of adjacent subdivisions and owners of adjoining parcels of un-subdivided land;
(G) Zoning on and adjacent to the subdivision;
(H) Location, width and names of all existing and platted streets, alleys and other public ways and easements, railroad and utility rights-of-way, parks, cemeteries, watercourses, drainage ditches, permanent buildings, bridges and other pertinent data as determined by the Planning Commission;
(I) The water elevations of adjoining lakes or streams at the date of the survey and the approximate high and low water elevations of such lakes or streams. All elevations shall be referred to the USGS datum plane;
(J) Layout, width, grades and proposed names of all new streets and rights-of-way, including alleys, highways, easements for sewers and water mains and other public utilities;
(K) Existing sewers, water mains, culverts and other underground structures within the tract or immediately adjacent thereto. The location and size of the nearest water main and sanitary and storm sewers are to be indicated in a general way upon the preliminary plat;
(L) Plans of proposed utility layouts (water, sewers and storm drains) showing connections to any existing or proposed utility systems;
(M) Approximate dimensions and areas of lots. All lots over one acre in size shall have the area marked within the lot;
(N) Proposed building setback lines;
(O) Approximate radii of all curves, length of tangents and central angles on all streets;
(P) Approximate location and area of all property proposed to be dedicated or reserved for public use or to be reserved by deed covenant for use of all property owners in the subdivision, with the conditions, if any, of such dedication or reservation;
(Q) Contours at vertical intervals of not more than two feet; and
(R) All other information required by the Illinois Plat Act (765 ILCS 205).
