(A) Relationships to streets. All residential lots shall front on a public street or road for a minimum distance of 50 feet except that lots which front on the turnarounds of permanent dead-end streets shall front on such turnarounds for a minimum distance of 40 feet.
(B) All commercial lots shall front on a public street or road for a minimum distance of 50 feet except that lots which front on the turnarounds of permanent dead-end streets shall front on such turnarounds for a minimum distance of 60 feet.
(C) Except where infeasible, side lot lines shall be at right angles to straight street lines and radial to curved street lines.
(D) Dimensions. The size, shape, and orientation of lots shall be appropriate for the type of the development and use contemplated.
(1) Residential lots: Lot dimensions within the corporate limits of the city shall be at least 50 feet wide at the building setback line, and 100 feet in depth.
(2) Commercial lots: Lot dimensions within the corporate limits of the city shall be at least 50 feet wide and 100 feet in depth.
(E) Building setback line:
(1) The building setback line shall not be located closer to the street right-of-way line than a distance of 20 feet; 10 feet from rear property line and eight from side property line.
(2) Exceptions:
(a) Eaves, cornices, and similar ornamentation may project over a required front or flanking street yard not more than 2 feet.
(b) Steps, terraces, platforms, and porches having no roof covering, may extend not more than 6 feet into a required front or flanking street yard.
(c) Fireplaces may extend into a required front or flanking street yard a distance of not more than 24 inches.
(d) Corner lots shall have sufficient extra width to meet the building setback lines established on both the front street and side street.
(e) Yard Requirements:
1. Minimum yard requirements for residential lots shall be as follows:
Front Yard - 20 feet;
Rear Yard - 10 feet;
Side Yard - 8 feet;
2. Exceptions:
a. Eaves, cornices, and similar ornamentation may extend over a required side yard setback for a distance of not more than 2 feet.
b. Platforms, terraces, and steps may extend not more than 2 feet into a required side yard.
c. Fireplaces and chimneys may extend into a required side yard distance of not more than 24 inches.
d. Commercial lots shall be large enough to provide for off-street parking facilities.
e. The definitions set out in Appendix A to Chapter 151 of the Code of Ordinance shall apply to the interpretation of the provisions of this chapter and the issuance of a building permit by the city.
