(A) (1) The R-8 residential district is established as a district in which the principal use of the land is for higher density single-family and 2-family residences, along with limited home occupations and public and private community uses.
(2) The regulations are intended to prohibit any use which, because of its character, would interfere with the residential nature of this district. It is expected that municipal water and sewerage facilities will be available to each lot in those districts or a reasonable expectation of service in the near future.
(B) The following uses are permitted: All uses identified in the R-10 residential district.
(C) The following additional conditional or special uses are permitted when authorized by the Town Board after the Board holds a public hearing. Each request shall be reviewed by the Planning Board for their comments prior to the submission to the Town Board.
(1) Individual mobile homes or modular units subject to the provisions of § 154.010, and the yard and lot requirements of this district for a conventionally built home.
(2) Group development projects, subject to conditions under § 154.030.
(3) Planned unit developments, subject to conditions under § 154.031.
(D) With the R-8 residential district as shown on the zoning map, the following dimensional requirements shall be complied with:
(1) Area, yard and height requirements shall be provided as required in § 154.162.
