(A) The R-10 residential district is established as a district in which the principal use of land is for medium density single-family and 2-family residences, along with limited home occupations and public and private community uses. The regulations are intended to prohibit any use which, because of its character, would interfere with the residential nature of this district. It is expected that municipal water and sewerage facilities will be available to each lot in the districts, or a reasonable expectation of service in the near future.
(B) The following uses are permitted:
(1) All uses permitted in the R-15 residential district;
(2) Two-family dwellings;
(3) Customary home occupations, including dressmaking, cooking and baking, hairdressing, music instruction, the renting of not more than 1 room, the practice of professions as insurance and accounting, shall be permitted as accessory uses in a residence. The Board of Adjustment shall decide whether other home occupations not listed here are within the spirit of this category of accessory uses; and
(4) Kindergarten and day nurseries, provided that not less than 100 square feet of play area is provided for each child and provided further, that aggregate play space is surrounded by a sturdy fence at least 4 feet in height.
(C) Signs: One professional or announcement sign per lot for customary home occupations, kindergartens and rest homes. No sign shall be illuminated.
(D) The following conditional uses are permitted when authorized by the Town Board after the Board holds a public hearing. Each request shall be reviewed by the Planning Board for their comments prior to the submission to the Town Board.
(1) Group development projects, subject to conditions listed under § 154.030; and
(2) Planned unit developments, subject to conditions under § 154.031 of this chapter.
(3) Rest/convalescent homes as living quarters and as an accessory use, but requires a minimum lot size of 20,000 square feet of yard space.

(E) Within the R-10 residential district as shown on the zoning map, the following dimensional requirements shall be complied with:
(1) Area, yard and height requirements shall be provided as required in § 154.162.
