(a) Within the residential subdivision, concrete sidewalks not less than four (4) feet in width shall be installed on both sides of all streets and on lanes or walks, in accordance with the City of Fairlawn Construction and Materials Specifications, current edition. Other sidewalk widths are required as provided by City ordinance.
(b) No building permit shall be issued for any lot in a subdivision until a properly designed sidewalk has been approved by the City Engineer and/or the Building Commissioner on both sides of the complete length of the paved street upon which the new construction is proposed. Sidewalk construction will be permitted to be performed as each individual lot is constructed upon. Once seventy-five percent (75%) of the sidewalks are constructed, the remaining sidewalks need to be constructed within the subdivision. The seventy-five percent (75%) requirement applies to each phase of a multi-phase subdivision.
