1210.01 TIME LIMITATION ON APPROVALS.
   (a)   Planning Commission approval of the final plot plan, elevations, landscaping plan and all other elements requiring approval by the Commission for proposed construction or subdivision within the City is hereby limited to one (1) calendar year from the date of final approval. The Zoning Inspector shall have the right to provide one (1) six (6) month extension when the conditions warrant such action.
   (b)   Any applicant who has received final approval from the Planning Commission, as required by the Charter and ordinances of the City, and who fails to commence construction within one (1) year pursuant to subsection (a) hereof, shall be required to obtain new approval prior to commencement of any such construction or subdivision by making application, paying the required fees and otherwise complying with the Charter and ordinances of the City and the current rules and regulations of the Commission.
