The following words, terms and phrases, when used in this chapter, shall have the meanings ascribed to them in this section, except where the context clearly indicates a different meaning:
CAMPING TRAILER: A portable or mobile living unit used for temporary occupancy away from the principal place of residence.
DEPENDENT MOBILE HOME: A mobile home which does not have a toilet and a bath or shower.
DEVELOPER: Any person engaged in the development or planning of a mobile home park or subdivision.
DRIVEWAY: A minor private way used by vehicles and/or pedestrians on a mobile home site or used for common access to facilities or groups of lots.
EXPANSION: The increasing of either the total land area of a mobile home park, or the total number of mobile homes or mobile home spaces.
FREESTANDING MOBILE HOME OR TRAVEL TRAILER: Any mobile home or travel trailer not located in a mobile home park or travel trailer park, respectively, licensed by the city, or in an approved mobile home neighborhood.
HEALTH AUTHORITY: The state department of health as represented by the county health unit or its authorized representative of the city.
INDEPENDENT MOBILE HOME: A mobile home that has a toilet and bath or shower.
LICENSEE: Any person licensed to operate and maintain a mobile home park, under the provisions of this chapter.
MOBILE HOME 1 : Any portable or mobile vehicle, trailer, or house trailer used or designed for living purposes which has flush toilet and bath or shower facilities.
MOBILE HOME LICENSE: A permit issued by the building official to a developer for the construction and operation of a mobile home park.
MOBILE HOME LOT: A plat of ground designated for the accommodation of one mobile home and the exclusive use of its occupants.
MOBILE HOME NEIGHBORHOOD OR SUBDIVISION: An area designated and zoned by the city, not in a mobile home park, where mobile homes are permitted and encouraged on separately and privately owned lots.
MOBILE HOME PARK: A contiguous parcel of land which has been developed for the placement of two (2) or more mobile homes to be occupied for dwelling purposes and is owned by one person.
MOBILE HOME PARK DEVELOPMENT PLAN: A plan bearing the written approval by signature and seal of a registered architect, engineer or land surveyor licensed in the state, showing all existing conditions of a proposed mobile home park site, and the preliminary plans on a topographic map of the proposed development, including all buildings, improvements, and facilities existing or to be constructed therein.
MOTOR HOME: A self-propelled travel vehicle designed as one unit to be used principally as a dwelling for vacation use and can be operated independently of utility connections, excluding pickup campers.
NONRESIDENTIAL MOBILE TRAILER: Any vehicle having the basic characteristics of either a mobile home or travel trailer, but which is used for purposes other than residential and is not being offered for sale.
OCCUPANCY PERMIT: A written permit issued by the building official permitting the placement of a mobile home upon a mobile home lot.
PARK MANAGEMENT: The person who owns or has charge, care or control of a mobile home park.
SEWER CONNECTION: The connection consisting of all pipes, fittings, and appurtenances from the drain outlet of the mobile home to the inlet of the corresponding sewer riser pipe of the sewerage serving the mobile home park.
STRUCTURAL ADDITION: Any roofed, canopied, or enclosed porch, room, or structure used in connection with a mobile home; provided, that the construction of a concrete slab porch without a roof or walls shall not be a structural addition.
TRAVEL TRAILER: A portable unit designed principally as a temporary vacation dwelling to be towed on its own chassis by a passenger automobile, and can be operated independently of utility connections. The term shall not include camping trailers.
TRAVEL TRAILER PARK: Any plot of ground upon which two (2) or more travel trailers, occupied for dwelling or sleeping purposes, are located regardless of whether or not a charge is made for such accommodations and whether or not it is a part of a mobile home park.
WATER CONNECTION: The connection consisting of all pipes, fittings and appurtenances from the water riser pipe to the water inlet pipe of the distribution system within the mobile home. (1994 Code § 19-2)
