1250.10 LANDSCAPING AND TREE COVER; STREET TREES.
   Existing tree cover within the proposed plat shall be retained to the greatest extent possible and taken fully into account in the design of the subdivision lots and street layout. Street trees, which, as used herein, mean shade and ornamental trees to be planted within public rights of way, generally between sidewalks and curbs, or on easements immediately adjacent to public rights of way or on road center-medians, shall be planted in accordance with plans prepared by the subdivider and approved by the City Engineer to meet such standards for street tree plantings as Council may adopt. Street tree plantings shall be carried out under City supervision within the time fixed or agreed upon by the City Engineer. All inspection costs shall be paid for by the subdivider.
   Standards for street trees and street tree plantings shall designate the number, location, size, variety and condition of trees to be planted and planting methods. The number of trees planted shall be at least one per single-family residential lot frontage and the standards may require additional trees for two-family and multifamily residential lots, commercial and industrial lots, corner lots and lots with exceptionally long frontages. The standards may require additional trees where the varieties of trees proposed are normally planted in close proximity, such as flowering or miniature varieties. The standards shall encourage use of an assortment of varieties to avoid mass plantings of a single variety or of few varieties.
   The standards shall provide regulations restricting tree plantings in locations where they are likely to damage underground or aerial utility facilities; restrict motorists' or pedestrians' site distances; conflict with driveways, sidewalks, bikeways or streets; or damage street, sidewalk, storm sewer, curb and gutter or other public facility structures.
   Street trees shall be included among the various public improvements required by these Regulations and shall also be included in the contracts, performance bonds and maintenance bonds required by Section 1242.06. Street trees shall become the property and responsibility of the City upon expiration of the maintenance bonds provided for in Section 1242. 06.
