1246.01 PRELIMINARY PLAT.
   (a)   The preliminary plat shall be drawn at a scale of not less than 100 feet to the inch on sheets twenty-two by thirty-six inches in size and shall meet the following specifications or have the following inclusions:
      (1)   The scale of the plat, the north point and the date of the survey with each sheet in the submission numbered and the relation of each sheet to the remaining sheets shown diagrammatically;
      (2)   The proposed name of the subdivision which shall not duplicate or closely approximate the name of any other subdivision in the City or the County;
      (3)   The names and addresses of the owner, the subdivider and the registered land surveyor and engineer who prepared the plat and the utility plans;
      (4)   Rights of way and pavement widths on and adjoining the site of the proposed subdivision, showing the street names and other pertinent data;
      (5)   The names of adjacent subdivisions and the owners of adjoining parcels of unsubdivided land, and the location of their boundary lines and corporation and township lines;
      (6)   Layouts of lots, showing approximate dimensions and plat lot numbers;
      (7)   Parcels of land proposed to be dedicated and reserved for schools, parks, playgrounds or other public, semipublic or community purposes in accordance with the Englewood Comprehensive Land Use Plan and other official plans;
      (8)   The preliminary layout of easements for required public utilities;
      (9)   The location, dimensions and purposes of any easement within the subdivision or any easement on platted land adjoining the subdivision;
      (10)   The location and size of existing or the nearest water main and sewer out let and the location of culverts and other underground structures;
      (11)   A topographic map showing one-foot contour intervals where the natural slope does not exceed five percent, two-foot contour intervals where the natural slope is between five and ten percent and five-foot contour intervals where the natural slope is in excess of ten percent. Such topography shall be delineated for the land area within and adjacent to the plat for a minimum distance of 100 feet. All elevations shall be based on the U.S.G.S. datum plane.
      (12)   The location of wooded areas and other significant natural features; and
      (13)   Zoning designations on the area to be subdivided and on adjacent properties.
   (b)   In order to provide proper orientation to the Code Enforcement Officer, the Planning Commission and Council, three copies of a location map, eight and one-half by eleven inches, shall be submitted showing:
      (1)   The title, scale, north arrow and date;
      (2)   The boundary line of the proposed subdivision indicated by a solid heavy line and the total approximate acreage involved;
      (3)   The subdivision name and location, specifying U. S. Geological Survey section and township lines;
      (4)   Any and all thoroughfares related to the subdivision; and
      (5)   Existing elementary and secondary schools, parks and playgrounds available for serving the area proposed to be subdivided, and other relevant community facilities.
   (c)   In addition, the preliminary plat shall contain information on the proposed use of lots, including the type and number of dwelling units or the types of business or industry proposed.
