§ 150.025 SUBDIVISION DEFINITION.
   (A)   A SUBDIVISION has been defined in § 150.006.
   (B)   For the purpose of this subchapter, and unless a subdivision qualifies for an exemption or an administrative review under §§ 150.065 through 150.084, a SUBDIVISION also is defined as any residential subdivision containing more than three lots or any size commercial or industrial subdivision, which:
      (1)   All proposed lots may or may not be located on an existing concrete or asphalt public street;
      (2)   All proposed lots may or may not be traversed by the mapped lines of a proposed street as shown in the General Plan;
      (3)   All proposed lots may or may not require the dedication of any land for street or other public purposes;
      (4)   All proposed lots must meet minimum building lot requirements and conform to all applicable ordinances;
      (5)   All proposed lots have been approved by the culinary, the sanitary sewer, fire district, field drain district, and the secondary water (irrigation water) authorities;
      (6)   Meets the requirements regarding water transferred to the city;
      (7)   Is located in the properly-zoned area; and
      (8)   Conforms to all applicable land use ordinances or has properly received a variance from the requirements of an otherwise conflicting and applicable land use ordinance.
