(A) Smoke detectors shall be installed in all new and existing single-family and multi-family rental dwellings when or if the following conditions exist or take place:
(1) The building is newly constructed and all or part thereof will be used for residential rental purposes;
(2) The building changes owners for any reason and all or a part thereof will remain or become a residential rental dwelling; and/or
(3) A building has remained residential rental property for a period of more than six months after the date of the adoption of this code.
(B) It shall be the responsibility of the property owner, or the owner’s agent, to install and maintain the household fire warning system as herein described.
(C) Only ionization or photoelectronic type household fire warning devices that are approved by Underwriters Laboratory, Inc. (UL) or Factory Mutual Systems (FM) shall be acceptable. Detectors shall be powered by 110 volt A.C. electric household current and be hard-wired to the electric system.
(D) Smoke detectors shall be installed in accordance with the National Fire Code #74. Smoke detectors shall be installed at or near the ceiling, but not closer than four inches from the wall or ceiling. Smoke detectors shall be installed in the following locations:
(1) Smoke detectors shall be installed outside of each separate sleeping area in the immediate vicinity of the bedrooms;
(2) In all halls or corridors of which serve as access to individual living units;
(3) In buildings having basements or cellars, additional smoke detectors shall be installed in the basement or cellar in a location approved by the Fire Official; and
(4) In buildings having furnace rooms and/or storage rooms which are not provided with an approved automatic sprinkler system, smoke detectors shall be installed in a location as approved by the Fire Official.
