4-7-8: SC STREAM CORRIDOR DISTRICTS:
   (A)   Intent: The SC Stream Corridor Districts are established to present recognition of the stream corridor zone that provides notice to prospective developers and land owners that live and intermittent streams are corridor zoned. The stream corridor shall be defined as the adjacent lands and natural ground cover that lends to the scenic and natural resource appearance of the stream.
   (B)   Permitted Uses: All uses permitted in other districts designated in this Zoning Ordinance shall be permitted in the SC Districts provided that the developer may first be required to obtain a use permit from the Planning Commission for the proposed use. The Elko County Building Inspector, Planning Advisor and County Manager may request such a use permit when in their judgment the proposed use and/or improvements are sufficient to constitute a threat to the natural setting of the corridor lands.
The permit shall include what alterations, if any, are proposed to the natural channel and adjacent corridor lands; setback distances for all improvements; lay out of underground utilities that would be affected by channel action and be potential pollution sources to the stream and any other factors requested to be included by the Planning Commission.
