§ 152.099  LOT STANDARDS.
   (A)   All lots within the subdivision shall conform to the minimum lot requirements for width and area, as provided in the city’s Zoning Chapter, for the zoning district in which the subdivision lies.  Lots without city water or sanitary sewer shall be no less than 80 feet in width, 120 feet in average depth and be no less than 10,000 square feet in area.
   (B)   Corner lots shall be sufficiently larger than interior lots to allow for the maintenance of building setback (required front yard) lines on both streets.
   (C)   All lots shall abut on a publicly dedicated street.
   (D)   Side lines shall be approximately perpendicular or radial to the street line.
   (E)   Double frontage lots are prohibited, except where lots back up to a primary street. In such instances, vehicular access between the lots and the primary street shall be prohibited.  The lots shall have an additional depth of at least 10 feet to allow for a protective screen planting.
   (F)   Lots abutting a water course, drainage way, channel or stream shall have additional minimum width or depth as required to provide an adequate building site and afford the minimum usable area required in the city’s Zoning Chapter for front, rear and side yards.
   (G)   The Plan Commission may increase lot area and dimension requirements in instances of documented unusual soil conditions or other physical factors which may affect the health and welfare of the neighborhood in which the subdivision is located.
