The following provisions shall regulate the location of accessory structures with respect to required yards.
(A) Accessory structures shall be prohibited in any front yard, in any recorded or platted easement in side or rear yards and shall be a minimum of five feet from a side or rear lot line if no easements exist.
(B) Accessory structures shall be no less than five feet from any lot line, except that additions to accessory structures may be made which have the same yard setback as the original structure.
(C) Accessory structures shall not exceed the maximum height restriction for the zone in which they are located.
(D) Accessory structures in residential zones shall not exceed the total square footage of the principal structure to which it is accessory. The total square footage shall be an aggregate square footage of all accessory structures on the residential lot.
(E) For lots with multiple front yards, accessory structures may be located in the functional rear yard. The Department shall determine which yard area(s) is/are the functional rear yard and the applicable setback requirements.
(F) It shall be prohibited to use any manufactured home, mobile home, trailer or motor vehicle as an accessory structure for storage purposes in any zone.
(G) Storage containers, associated with a permitted commercial or industrial use shall be screened from any adjacent property and not inhibit fire and other emergency personnel.
