(A) Zoning district map. For the purpose of this code, the city shall be divided into zoning districts and these shall be shown on a map entitled the Official Zoning Map of the City of Elephant Butte, New Mexico.
(B) Designation of official districts. The following shall be the official zoning districts:
(1) Residential Districts: R-1-A, R-1-B, R-1-C, R-1-D, R-1-P, R-3, R-AG;
(2) Commercial District C-2;
(3) Special Use Zone; and
(4) Planned Unit Development Special Overlay Zone.
(C) Interpretation of zoning district boundaries. Where uncertainty exists concerning boundaries of any zoning district shown on the Official Zoning Map, the following rules shall apply:
(1) Boundaries shall be construed as the centerline of streets, highways, alleys, other public rights-of-ways, and the lot line of lots.
(2) Where property is not otherwise designated, divided or subdivided, the boundary line shall be determined by the scaled distance shown on the Official Zoning District Map.
(3) Whenever any street, highway, alley or other public right-of-way is vacated as provided by law, the zone adjoining each side of such a street, highway, alley, or public right-of-way shall be automatically extended to the center of the vacation, and the area included in the vacation shall be subject to the regulations of the extended zone.
(4) Land uses such as parks, playgrounds, schools, cemeteries, bodies of water, streets, highways, alleys or other public right-of-ways shall be subject to the zoning regulations of the district in which they are located. In case of doubt, the zoning regulations of the most restricted adjoining zone shall govern.
