(a) On the same premises with every building, structure or part thereof, hereafter erected, established or enlarged and occupied for manufacturing, storage, warehouse, goods display, retail store, wholesale store, market, hotel, laundry, dry cleaning, or other uses, involving the receipt or distribution by vehicles standing, loading, and unloading as follows:
(b) A twelve foot by thirty-five foot loading space with fourteen foot height clearance for every 20,000 square feet or fraction thereof in excess of 3,000 square feet of floor area or land used for above mentioned purposes. Provided, however, that in no case shall the required off- street loading space be part of the area used to satisfy the off-street parking requirements of this Zoning Ordinance. (Ord. 312.
