§ 157.053 B-3, GENERAL SERVICE BUSINESS DISTRICT.
   (A)   Purpose. The B-3 district is intended to provide areas to be used for most types of retailing and service uses, wholesale and warehousing uses and some limited industrial activities that are normally associated with business areas. The uses allowed are often large space uses and cater to customers who do not make frequent purchases. The market area for the permitted uses extends to an area much larger than the village. The district is normally located along major thoroughfares, where adequately sized parcels of land allow for large setbacks, clear vision and safe ingress and egress.
   (B)   Permitted uses. See § 157.050(F).
   (C)   Accessory uses. See § 157.050(F).
   (D)   Special uses. See § 157.050(F).
   (E)   Temporary uses. See § 157.050(F).
   (F)   Lot size requirements. With the exception of planned development, a separate ground area, herein called the zoning lot, shall be designated, provided and continuously maintained for each structure containing a permitted use or special use.
      (1)   Minimum lot area: 40,000 square feet.
      (2)   Minimum lot width: 125 feet.
   (G)   Yard requirements. Minimum yard requirements for each lot in the B-3 district shall be the same as for the B-2 district.
      (1)   All structures shall maintain a setback of not less than 20 feet, plus 100% of the building height with a minimum of 35 feet from the front lot line. The first ten feet of all front yards shall be devoted to landscape materials such as sod, trees and a means of ingress and egress, signs and obstructions as permitted by other provisions of this chapter.
      (2)   Minimum corner side yard: same as front yard.
      (3)   Minimum interior side yard: 20 feet combined, with one side not less than 12 feet.
      (4)   Minimum rear yard: 20 feet.
      (5)   Transition yards: where a side or rear lot line in this district coincides with a side or rear lot line in the adjacent residential district, the respective yard requirements of the residential district shall apply to the side or rear yard requirements of this district, whichever is greater.
   (H)   Bulk regulations.
      (1)   Maximum structure height: 35 feet or three stories whichever is less 0.8.
      (2)   Floor ratio: 0.8.
   (I)   Special provisions.
      (1)   All outdoor sales space shall be provided with a permanent durable and dustless surface and shall be graded and drained as to dispose of all surface water.
      (2)   All outdoor storage facilities for accessory uses and products shall be enclosed by a fence, wall or plant materials adequate to conceal the facilities from adjacent properties and the public right-of-way.
      (3)   No materials or wastes shall be deposited upon a lot in a form that they may be transferred off the property by natural causes or forces.
      (4)   No parking or roads shall be permitted in the first 30 feet of the front yard.
      (5)   No parking or roads shall be permitted in the minimum rear yard or side yard.
      (6)   In addition to all other conditions and restrictions that may be imposed by the Village Board as part of the special use approval, all vehicle-related sales and service uses listed as special uses in division (D), above, shall be located on parcels sufficiently large enough to fully comply with the following;
         (a)   A minimum lot area of 40,000 square feet; and
         (b)   The applicable perimeter landscaping and buffering requirements contained in § 158.04(D).
