(a) This chapter shall not apply to a homeowner who acts as his or her own general contractor; however:
(1) Each subcontractor of the homeowner shall be registered in accordance with the above sections;
(2) The homeowner shall submit an affidavit to the Chief Building Official outlining which subcontractor shall be performing each phase of the construction; and
(3) The homeowner’s work shall comply with the applicable Building Code, ordinances, rules and regulations, and shall be inspected prior to being concealed or completed.
(b) This chapter shall not apply to a commercial, industrial or rental property owner who acts as his or her own general contractor, such owner:
(1) Shall conform with divisions (a)(1), (a)(2) and (a)(3) above;
(2) Shall use registered electricians, plumbers, HVAC and sprinkler contractors; and
(3) Commercial industrial or rental property owners may act as any other sub-trade, provided it is them or their full-time employees who are performing the work.
