The following shall apply in R-3 Multiple-Dwelling and/or Two-Story Row House Districts.
(A) Intensity of use.
(1) A lot on which there is erected a single-family dwelling shall contain an area of not less than four square feet and a lot width of not less than 35 feet.
(2) A lot on which there is erected a two-family dwelling or semi-detached dwelling shall contain an area of not less than 2,000 feet per dwelling unit and a lot width of not less than 35 feet.
(3) A lot on which there is erected a two- story row house, two-story multiple-dwelling, or group dwellings shall contain an area of not less than 1,500 square feet per dwelling unit.
(4) There shall be no exceptions to the standards in divisions (A)(1) through (3) above except where a contiguous parcel in any single ownership of record on the effective date of this chapter has less than 4,000 square feet or a width of less than 35 feet that parcel may be used for single-family dwelling purposes only.
(B) Front yard. The front yard regulations are the same as those in the R-1 Single-Family District except on lots with less than 100 feet depth where two-story row house dwellings are erected perpendicular to the front lot line, in which case the front yard may be decreased to 20% of the lot depth but in no case shall the front yard be less than 20 feet.
(C) Side yard. The side yard regulations for single-family and two-family dwellings are the same as those in the R-1 Single-Family Dwelling District.
(1) There shall be a side yard which shall have a width of not less than ten feet on each side of a two-story multiple-dwelling or a two-story row house dwelling.
(2) Where a lot is used for group dwellings every building or part thereof shall be located not less than ten feet from either side lot line.
(D) Rear yard. The rear yard regulations are the same as those in the R-1 Single-Family Dwelling District.
