§ 156.127 AREA REGULATIONS.
   The following shall apply in R-2 Two-Family Dwelling Districts.
   (A)   Intensity of use.
      (1)   A lot on which there is erected a single-family dwelling shall contain an area of not less than 4,500 square feet and a lot width of not less than 37 and one-half feet.
      (2)   A lot on which there is erected a semi-detached dwelling or a two-family dwelling shall contain an area of not less than 2,250 square feet per dwelling unit and a lot width of not less than 37 and one-half feet.
      (3)   If a contiguous parcel in any single ownership of record at the time of the effective date of this subchapter has less than 4,500 square feet or less width than 37 and one-half feet, that parcel may be used for a single-family dwelling only.
   (B)   Front, side, and rear yards. Each lot shall have front, side, and rear yards not less than those specified for R-1 Districts.
