The following shall apply in R-1 Single-Family Dwelling Districts.
(A) Intensity of use. Every lot shall have an area of not less than 6,000 square feet and lot width of not less than 50 feet; except, that if a lot has less area than herein required and was of record at the time of the effective date of this subchapter, that lot may be used for any of the uses permitted by this section and §§ 156.095 and 156.096 inclusive.
(B) Front yard.
(1) There shall be a front yard for any of the uses permitted by § 156.095 of not less than 25 feet, unless 40% or more of the frontage on the same side of the street between two intersecting streets is improved with buildings that have observed a front yard line having a variation in depth of not more than ten feet, in which case no building shall project beyond the average front yard so established, but this regulation shall not be interpreted to require a front yard of more than 50 feet.
(2) Where lots have a double frontage, the required front yard shall be provided on both streets.
(C) Side yard.
(1) Except as hereinafter provided, there shall be a side yard having a width of not less than five feet on each side of the building for any of the uses permitted by § 156.095.
(2) Wherever a lot of record existing at the time of the effective date of this subchapter has a width of 40 feet or less, the side yard on each side of a building may be reduced to a width of not less than 10% of the width of the lot, but in no instance shall there be a side yard of less than three feet.
(3) On a corner lot, the side yard on the street side of the lot shall not be less than eight feet in width; except, that the buildable width of the lot shall not be reduced to less than 26 feet.
(D) Rear yard. Except as otherwise provided, there shall be a rear yard for any of the uses permitted by § 156.095 having a depth of not less than 30 feet unless the lot has a depth of less than 100 feet, in which event the depth of the rear yard shall not be less than 20% of the depth of the lot.
