12-377: RESIDENTIAL CARPORTS:
   A.   In subdivisions platted without building setback lines and upon unplatted lots, within the R-1, R-2, R-3, A-1 and A-2 districts the erection of carports for the storage and protection of vehicles and trailers legally operable upon public roadways shall be permitted within required setbacks from public streets, subject to the following provisions:
      1.   Setbacks:
         a.   Carports shall set back not less than seven feet (7') from a minor street right of way or not less than ten feet (10') from a major street right of way. In the event that the major street plan establishes a greater right of way than currently dedicated, the setback shall be determined based upon that projected in the major street plan;
         b.   Carports shall set back from adjacent property lines not less than five feet (5');
         c.   Setbacks shall be measured from the vertical supports of the structure.
      2.   Design And Construction:
         a.   The roof structure, including eaves, fascia and trim shall be not less than seven feet (7') above the highest adjacent grade. The only structural elements permitted within seven feet (7') of grade shall be vertical supports and downspouts for gutters;
         b.   There shall be not more than four (4) vertical supports on either side of the structure. The horizontal dimensions of each support shall not exceed eight inches (8") for any material other than masonry columns. Masonry columns shall not exceed fourteen inches (14") in any horizontal dimension;
         c.   The maximum width of a carport, measured at the vertical supports, shall be twenty feet (20'). Eaves, fascia and trim may project not more than two feet (2') beyond the vertical supports.
      3.   Special Provisions:
         a.   Where the principal structure is nearer to a street right-of- way or property line than permitted above, a carport may be erected in line with the principal structure;
         b.   Where two (2) or more principal structures on the same side of a block are nearer to the street right-of-way than permitted above, a carport may be permitted to extend in line with the nearest principal structure which exceeds the prescribed setback provided that in no instance shall any portion of a carport be permitted to encroach upon a public street right-of-way; and
         c.   The provisions of this section shall not be interpreted as permitting construction in excess of the limitations on lot coverage set forth within the various zoning districts. For purposes of this section, the area of the structure shall be determined upon the exterior dimensions of the vertical supports for the structure. (Ord. 1296, 3-27-1990)
