12-347: AREA REGULATIONS:
   A.   Every use permitted, use permitted on review or accessory structure shall meet the following yard and/or setback requirements:
      1.   Front Yard:
         a.   All buildings shall set back from a state or federal highway or county highway or section line road a minimum of fifty feet (50') from the right of way line or one hundred feet (100') from the centerline of the right of way easement, whichever is greater; and
         b.   On all public roads or streets, other than federal, state or county highways and section line roads, all buildings shall set back a minimum of twenty five feet (25') from the right of way line or fifty five feet (55') from the centerline of the right of way easement, whichever is greater.
      2.   Side Yard Setback:
         a.   There shall be a minimum setback of twenty five feet (25').
         b.   On any corner lot there shall be a setback of at least forty feet (40') from the right of way of the intersecting street.
         c.   On any corner lot which abuts a major street, there shall be a minimum side yard setback for all main and accessory buildings of sixty feet (60') from the right of way line or the proposed street right of way line as established in the major street plan, whichever is greater.
      3.   Rear Yard Setback:
         a.   The principal structure and any accessory structure attached thereto shall be set back a distance of not less than eighty feet (80'), exclusive of any and all easements, from the rear lot line.
         b.   Freestanding accessory structures shall be set back a distance of not less than twenty feet (20') from the rear lot line.
      4.   Lot Width (Lot Frontage):
         a.   A minimum lot width of two hundred feet (200') shall be provided for each lot used for a permitted or a use permitted on review.
      5.   Intensity Of Use:
         a.   There shall be a minimum lot area of not less than two and one-half (21/2) acres.
      6.   Lot Coverage:
         a.   Main and accessory buildings shall not cover more than twenty percent (20%) of the lot area of any lot within this district. (Ord. 1565, 5-27-2003)
