12-337: NONRESIDENTIAL DEVELOPMENT STANDARDS:
   A.   Front, Side And Rear Yard Setbacks: No structure of any kind or part thereof shall be placed within the following setbacks from property lines of any property abutting any Highway 7 connector right of way and/or located in the Highway 7 corridor:

50 feet back from right of way line
All other streets right of way easement
50 feet back from the right of way line or 100 feet back from the centerline of the right of way easement, whichever is greater
Side and/or rear yard property line adjacent to a residential zoned district
50 feet back from the property line or 2 feet for each foot in building height, whichever is greater
 
   B.   Outdoor Storage And Display Of Merchandise: No outdoor storage or display of merchandise visible from the Highway 7 connector or its major access roads shall be permitted in this overlay district. Any and all outdoor storage or display areas shall be screened by a solid wall or fence at least six feet (6') in height designed to prevent visibility of the area from the Highway 7 connector and its major access roads. Such fence or wall shall not be used for advertising purposes.
   C.   Signage: Signage within the Highway 7 corridor shall be in compliance with the following conditions:
      1.   On premises signs identifying the principal use and complying with the underlying zoning district signage provisions shall be permitted within the Highway 7 corridor overlay district.
      2.   Off premises signs, billboards and similar outdoor advertising structures shall be prohibited within the Highway 7 corridor overlay district.
   D.   On Site Utilities: All on site utilities, including, but not limited to, electrical, telephone, and cable, shall be installed as underground facilities. This shall apply to utilities running from the utility easement or street right of way to structures and to utilities supplying service between structures.
   E.   Existing Uses And Structures: Uses and structures in this district that were conforming prior to the effective date hereof will remain legally nonconforming upon adoption of the ordinance codified herein. New standards effective upon adoption of the ordinance codified herein per the Highway 7 corridor overlay district shall be applied to building additions/expansions and new development under building permits after the effective date hereof, except as otherwise provided for under the provisions of this chapter.
