12-293: USES PERMITTED:
   A.   Floodway Uses: Property located in a designated floodway shall be restricted to uses having a low flood damage potential and not obstructing flood flows to the extent that they conform to the underlying zoning district and do not require structures, fences, fill, or storage of equipment damaged by periodic inundation or subject to flotation. No use shall adversely affect the capacity of the floodway. Uses permitted are:
Agricultural uses such as the raising of crops, pasture, grazing and outdoor plant nurseries; provided that such uses may be permitted as a use on review in residential, commercial, and industrial zoning districts.
Commercial and industrial uses such as loading areas, parking areas and storage yards; but not including storage of automobiles for sale.
Private and public recreational facilities.
Residential accessory uses such as lawns, gardens, and parking areas.
   B.   Flood Fringe Uses: Property located in the flood fringe may be used for any use allowed in the underlying zoning district; provided that all buildings and structures shall be evaluated or protected from flooding or flood damage in conformance with the provisions of the flood hazard area development regulations of the city.
